Real Estate Market Demand in Olney MD During COVID19 Pandemic.

REAL ESTATE MARKET DURING PANDEMIC: BUYERS ARE GRATEFUL AND SELLER GOALS ARE BEING MET IN OLNEY, MD!
To those hesitant about entering the market now locally, let me explain the facts that are indicative of HIGH demand. During this pandemic, in Olney and Brookeville MD alone, as of one month ago exactly, real estate sales of Single Family Homes continue and buyers are still doing business - more virtually then ever.
Since March 11th, 21 Homes have sold and settled at an average list to sales price ratio of 100.68% Meaning full price offers on average signaling buyers are grateful to sellers who are selling! In addition, 20 home sellers (Single Family Homes) have accepted offers from buyers and are waiting to settle.
Active Supply includes 19 plus 5 coming soon. 8 properties went temporarily off market most likely waiting to go active again. Of the 19 still actives, 4 sellers have reduced price.

Previous 5 Years - Barnsley Manor Estates in Olney, MD

ARE YOU SELLING YOUR HOME IN OLNEY MD? Would you like a break out of your neighborhood?  Norbeck Grove in Olney, MD also known as Barnsley Manor Estates, is a highly desirable neighborhood and once you move in, there is not a whole lot of turnover.

The builders mainly are Winchester, Craftmark, and Greentree Homes.  This chart gives a general idea what other similar sized homes have sold for in Barnsley Manor Estates (Norbeck Grove Community in Olney, MD.) over 5 years broken out by quarter.  The single family homes run from 2,000 to 2,499 sq ft, 2,500 to 2,999 square feet and 3,000 to 4,000 sq ft and all of this is not including the basement/lower level. Of course the basement square footage means something in terms of pricing a home, yet most basements are below grade and might not be weighted equally like how square footage of upper and lower levels effect sales. Condition is always and will always be a  factor in pricing yet appraisers care mostly about square footage. which is why my theory of sq footage falls in line with the price chart of the average sales over a 5 year period.

MAP IT OUT: REAL ESTATE'S ROLLER COASTER

This interactive map shows home appreciation and depreciation by state and time. Can you time the market right by looking at past results to predict an appreciation rate over time on your home investment?.  The volatility of the market is shown in a majority of the States.  I am a Real Estate Agent in Montgomery County, MD  from 1999 to present.  I have seen Real Estate's Up's & Downs and to see it benefit greatly, then turn around and lose greatly.  Perhaps life is about balance and without it, no one would be able to afford to buy a home.  Prices would continue rising over and above what anyone could afford. We all do or should strive hard for balance ... straight lines in life may be stable but awfully boring and would never test our limits.   I am pleased to share this interactive chart so that my viewers have an opportunity to see this, comment and perhaps share their insights as well.
